Competitive Pricing Strategy
A thorough check is completed for all comparable sales and listings from our MLS information and Tax Service Reports. The property is also inspected for any repairs or decorating issues. After reviewing all facts, we will arrive at a price (high, low, probable, final, or recommended listing price) as per relocation company forms.
Listing Responsibilities
When the property is placed on the market for sale, we will arrange for initial inspections, clean-up, utilities and maintenance. A yard sign, appropriate riders, lockbox and feature sheets are also placed on the property.
Maintenance/Improvements
Ongoing maintenance by a select group of reliable vendors is arranged. Frequent inspections by agent and staff ensure property remains in marketable condition.
Advertising/Promotion
Our aggressive campaign includes placing the home in MLS, through Internet access channels, office (closest to property) caravan, designing and distributing feature sheets, placing information in print ads and real estate TV commercial spots, and utilizing an "Agent Home Adoption" program. "Every day until it's sold" a property is marketed through the Real Estate Buyers Guide that is distributed to more than 150,000 homes per month. If a property remains on the market 60 days, a new strategy will be addressed.
Administrative
Weekly property inspections are conducted and monthly reports are prepared and sent on the 1st - 7th day each month. All accounting and billing responsibilities may be handled through Coldwell Banker Walter Williams Realty Inc.
